With the housing market issues and mortgage financing issues, consider FHA financing.   This seems like a perfect alternative now more than ever since there is no minimum credit score and the interest rate is usually lower than conventional loans!!!!

Some Features of FHA Loans:

·       3% investment (see next item)
·       Can use gift funds (from individual or from non-profit organization such as Ameridream, Nehemiah, or Genesis)
·       Ratios can be 31/43
·       Can be assumed
·       More flexible credit guidelines than conventional
·       Can have non-occupying co-borrower
·       Seller can pay up to 6% of buyer’s closing costs and prepaids

Also don’t forget there is lending available on Manufactured Home Loans!!!!
